Archway Capital closed a $6.64MM construction loan on a mid-construction, architecturally significant single-family residence located in one of San Francisco’s most desirable hilltop neighborhoods near Glen Park and Billy Goat Hill. The 6,600 SF modern home sits on an exceptionally rare double lot with panoramic views.

Our financing was structured with a fixed interest-only rate of 9.00%, a 1.25% lender fee, an 18-month term with extension options, and no prepayment penalty. We delivered high-leverage capital at 80% LTC, 70% of acquisition cost, and 65% of completed value, allowing the sponsor to efficiently fund the interior build-out and execute a clear completion and sale strategy. The loan supports a full interior finish-out following completion of the exterior shell, with a defined construction and disposition timeline already in place.
